  • Educating tenants at the Start of the tenancy agreement on the importance of timely rental payments is absolutely imperative. This can prevent tenants being served notices to vacate the property and unnecessary attendance Hearings at the Victorian Civil Administrative Tribunal (VCAT). Tenants are advised Find Point Real Estate is a member of (TICA) any defaults in payments or information resulting in the end of a tenancy could be recorded and used as reference and credit checks by agents Australia wide when applying for future rental properties.

LEASE RENEWALS & RENT INCREASES

  • To ensure that you are gaining maximum rental returns on your investment property, rental reviews & lease renewals are conducted frequently.
  • If the tenant is locked into a 12-month lease, their rent will be reviewed 3 months prior to the expiration of their agreement.
  • If the tenant is on a periodic tenancy (a month-by-month agreement) their rent will be reviewed every 6 months.

MAINTENANCE

You will be advised of all maintenance issues prior to proceeding with the maintenance, unless the maintenance is classed as urgent under the Residential Tenancies Act and requires an urgent decision to fulfill Duty of Care or mandatory requirements for the safety of the tenant and the property. We will make arrangements for the repair, and contact you as soon as possible with all the details and quoted prices associated with the repair.
